Most residential inspections are ordered by insurance companies on a non-appointment basis. Even some exterior commercial inspections are ordered without an appointment. This means the inspection instructions from the insurance company permit me to arrive at the house for the inspection without calling ahead and without scheduling an appointment with the homeowner or insured person. Some inspection instructions specifically prohibit me from calling ahead.
If you met me unexpectedly in the field at your property that is perfectly normal. I am always willing to speak with homeowners, insured folks, and occupants otherwise of any building that I am inspecting. If I was not able to clearly explain a non-appointment inspection in the field I urge you to call your insurance agent on the policy and they will be happy to answer your questions.
The best way that I can explain why the insurance companies order non-appointment inspections is because they have a vested interest in seeing the ordinary condition of a property that they are insuring. "Ordinary condition" means in its most common state unfettered from specific arrangements intended to doctor the property for the purpose of satisfying the inspection. In some sense, the intention of the non-appointment inspection is to combat fraud.
